Here's How We Saved a Transaction we Almost Lost!
After doing their Home Inspection, Buyer returns with a Request for Repair and asks for the entire home to be rewired. That cost can be very expensive. After hearing the news, my sellers were surprised, but wanted to do the right thing. We started to get estimates, we quickly learned the cost is not something the sellers could do. Sellers had almost given up and it looked like they were going to have to stay and get this fixed with time.
Shortly after, I called the Home Inspector and asked to review the report. What concerned the buyers was, the wall switches and plugs were not grounded. The home inspector told me that he had mentioned this to the buyers and there was no need to rewire the home. The building codes in the past were, they used metal flex tubing to run the wires to switches and plugs, in essence, grounding all items. If that was so, why would buyers make such a request when it was explained that it was not needed. We come to learn that when the Home Inspector was reviewing the report and explaining said electrical issue, one of the buyers was not present and accepted an incoming call by cell, therefore not listening to the home inspection.
Once we regrouped and explained this to the Buyer’s Agent and she in return explained to the Buyers our findings, Buyer apologized, removed that issue from the Request for Repairs and was happy to continue and close the transaction.
Patience and communication is key in this business.
