SREG Blog - What are Mortgage Points?

Understand the Lingo to Make Your Strategy Better!
When you're buying a home, you may hear the term “points” when discussing your mortgage. But what exactly are they?
Mortgage points, also called discount points, are fees you can pay upfront to your lender in exchange for a lower interest rate on your home loan.
Typically, one point costs one percent of your loan amount. For example, on a $500,000 mortgage, one point would cost $5,000. In return, the lender may offer you a lower interest rate, which can reduce your monthly mortgage payment.
But here's something important to understand: paying points isn't always the best choice. It depends on how long you plan to keep the loan and whether the monthly savings will eventually make up for the upfront cost.
If you plan to sell or refinance in a few years, paying points may not make financial sense. If you keep the loan longer, it could be worth considering.
Before making a decision, ask your lender to compare the costs and savings.
At Silva Real Estate Group, we believe understanding your financing is just as important as finding the right home. Because buying a home is a big decision, and you deserve to know your options.
