After 40 Years in Real Estate, I get this question all the time, and here’s the honest answer…


Overpricing is usually the bigger mistake. Why?


Because when a home is Overpriced, it sits on the market. Buyers pass it up. Showings slow down. Eventually, you end up reducing the price anyway—sometimes below where you should have started. Once a home sits too long, buyers start to wonder… “What’s wrong with it?”


Now let’s talk about Underpricing.


Done incorrectly, yes—you could leave money on the table. But done strategically, underpricing can actually create demand. More buyers. More interest. Possibly multiple offers. In many cases, that competition can drive the final price up.


So, what’s the key?

It’s not overpricing or underpricing… It’s pricing correctly from day one.

That means understanding the market, the competition, and how buyers are reacting right now.
