What Condo Owners and Buyers Both Need to Know!
After 40 years in real estate, I’ve learned that the details can make a big difference when buying or selling a property.
SB 326 deals with the inspection of certain exterior elevated elements in condominium communities—things like balconies, decks, walkways, and stairs that are supported by wood or other load-bearing structures.
The important date was January 1, 2025. Qualifying condominium associations were required to have their initial inspections completed by that date.
So, if you own or are buying a condo, I would ask the HOA:
Has the SB 326 inspection been completed?
Is there a copy of the inspection report?
Were any repairs recommended?
And are there any special assessments related to those repairs?
This is important because an inspection may identify repairs that could affect the HOA and potentially the owners. If you're selling a condominium, don't wait until you're in escrow to find out what's in that report.
Get the information early.
