After 40 years in real estate, here’s the honest answer. The best time to sell your home is when you’re ready. Now, yes—traditionally, spring and early summer tend to bring more buyers into the market.
But here’s what I’ve seen over the years. Realistically, Homes sell in every season. I’ve seen homes sell in the middle of the holidays… and I’ve seen homes sit with no offers during the peak of summer.
Why?
Because timing the market isn’t nearly as important as these three things:
Pricing it Right, Presenting it Well, and Marketing It Properly.
If those three are in place, your home will sell—no matter the time of year.
Here’s something else. When there’s less competition on the market, like in the fall or winter, your home can actually stand out even more. So don’t wait for the "perfect" time.
The right time is when your goals, your timing, and the market conditions make sense for you.
