I understand why—everyone wants to get the most money for their home. It makes sense. But after 40 years in Real Estate, I can tell you that overpricing usually does the opposite.


Think about this. When a home first hits the market, that’s when it gets the most attention. Buyers are watching. Agents are watching. If the price is too high, buyers won't come through. If buyers don’t come through, you don’t get offers.


What happens next? Price Reductions.


Once that starts, buyers begin to wonder if something is wrong with the home.

In many cases, the home ends up selling for less than it would have if it was priced correctly from the beginning.
