What is a PRE-LISTING INSPECTION REPORT?

These are the same Inspection Reports that a Buyer may order in their Investigation Period. 


What INSPECTION REPORTS are required?

While not required; they are recommended to have. I normally suggest starting off with General, Sewer and Termite Inspections. 


What is INSPECTION REPORT for?

The technician will inspect the home which you, Buyer are in escrow with and alert you of items that need attention, Items that are a safety concern and maintenance items that could be done in the future.


In the past, buyers and Inspectors brought up items that the Seller would not be aware of and with time being a factor, Sellers had to make decisions under pressure. 


Now, I recommend Sellers to have their own Inspection before you place the home on the market so there's NO surprises. This way you have time to possibly get estimates on repairs that Sellers may want to do. 


Lastly, once a Buyer has seen the home and shows interest, they can request inspection reports from agents. Also, as to the negotiating of repairs, it becomes a lot easier because you know what the issues at hand with said reports are.
