Who's Involved In Your Transaction?

When you enter into escrow, there are many companies and individuals that will start working for your benefit. Let’s dive into this and find out who the Players are!


On the Real Estate side: 

  • Listing Agent, that agent represents the seller. 

  • Buyer’s Agent, that represents the buyer. 

  • You could have one that represents both, that is called a DUAL agent. 


Outside of the Agents, we have:

  • Escrow and Escrow Officer. This is a third neutral person that is supposed to follow your Residential Purchase Agreement. 


  • Your Lender and Loan Officer. They will take care of everything to do with the loan. Including Appraisal


  • Title Company. They will review all title documents to make sure you get a clear title. 


  • General Home Inspectors. Their job is to inspect the entire home and to alert you of any items that need attention. Heating, Roof, Electrical. I always recommend to hire sewer and termite inspections as well. 


  • Home Warranty. They will insure your Water Heater, plus small any small service calls for, plumbing, heating and electrical. 

 

  • Hazard Insurance. Your Insurance Agent. Fire and Liability Insurance.


  • Natural Hazard Insurance. They disclose any natural issues like earthquakes or flooding.
